Excavating 101: A Beginner's Guide to Mastering Your Property Prep

So, you’re ready to build. Whether it’s a new dream home, a detached garage, or finally getting that backyard pool pad ready, there is one step that stands between your vision and reality: property preparation.

But for many homeowners in Simcoe and Dufferin County, the world of excavating services can feel like a maze of heavy machinery and confusing terminology.

This guide is designed to take the mystery out of the process. We’ll walk you through the essential steps of mastering your property prep, from the first permit to the final grade.

Step 1: The Pre-Game (Planning and Permits)

Before a single bucket of dirt is moved, you need a plan. Excavation isn't just about digging a hole; it’s about understanding the land.

Get Your Paperwork in Order

In Ontario, and specifically within the municipalities of Simcoe and Dufferin County, you can’t just start digging. You’ll likely need a building permit and potentially a grading permit if you’re moving significant amounts of earth.

Call Before You Dig

This is the golden rule of excavation. Striking a gas line or an underground power cable isn't just expensive: it’s deadly. Always ensure utility locates are completed before work begins.

The Site Survey

A surveyor will mark your property lines and the exact footprint of your future structure. These stakes are the excavator’s roadmap. Without them, you risk building too close to a property line or, worse, on your neighbor’s land.

Step 2: Site Clearing and Demolition

Once the plan is set, it’s time to clear the canvas. Site clearing involves removing everything that stands in the way of your project. This includes trees, brush, large rocks, and sometimes old structures.

If you have an existing structure that needs to go, demolition is the first order of business. At Tor Contracting, we often handle the demolition and clearing simultaneously.

Managing the Waste

One of the biggest headaches for beginners is figuring out what to do with the debris. Between stumps, concrete chunks, and old building materials, the waste adds up fast. Using convenient waste disposal bins allows you to keep the site clean and organized without having to make a dozen trips to the dump yourself.

Step 3: Rough Grading and Bulk Excavation

Now comes the heavy lifting. This phase is where the site begins to take its new shape.

Stripping Topsoil

We start by "stripping" the topsoil. This is the dark, organic layer of dirt that is great for growing grass but terrible for building foundations. We stockpile this on-site so we can use it later for your final landscaping.

Digging the Foundation

For a house or garage, we dig to the depth required by the Ontario Building Code: usually deep enough to get below the frost line to prevent "heaving" during our cold Canadian winters.

Achieving the Right Elevation

It's not just about how deep you go, but how the land slopes. Rough grading ensures that the general "lay of the land" encourages water to flow away from where your building will sit.

Step 4: Mastering Drainage and Waterproofing

If there is one thing that ruins a property, it’s water. Proper property prep must include a comprehensive plan for drainage services.

Once the foundation is dug and the footings are poured, the next step is often waterproofing.

As seen in the image above, we use high-quality dimpled membranes (like Delta-MS) and gravel-filled trenches to ensure that groundwater is diverted away from your basement or crawlspace. This is the best time to do it; trying to fix a drainage issue after the house is built is significantly more expensive and invasive.

Step 5: Utility Trenching and Backfilling

With the foundation and drainage in place, it’s time to bring in the lifeblood of the property: utilities. This involves digging narrow trenches for:

  • Water lines

  • Sewer or septic pipes

  • Electrical conduits

  • Gas lines

The Importance of Compaction

Once the pipes are laid, we begin the backfilling process. You can't just throw the dirt back into the hole and call it a day. We backfill in "lifts" (layers), compacting the soil as we go. If you skip compaction, the ground will eventually settle, leading to cracked driveways, sinking walkways, and pooling water.

Step 6: Final Grading

The final step in property prep is the final grade. This is where we spread that stockpiled topsoil back over the site and refine the slopes. The goal is a smooth surface that is ready for seed, sod, or poured-in-place safety rubber surfacing for your walkways and patios.

A perfect final grade should look clean and natural, with a subtle 5% slope away from the home for at least the first 10 feet.
